Ann M. Waeger is a director of the firm and a member of our Real Estate & Redevelopment practice group.
Ann joined the firm in 1986. Ann is experienced in dealing with purchases, sales and leases of industrial and commercial real estate, and in counseling clients concerning the formation of business entities and the financing of industrial and commercial real property and business assets.Her practice also includes the oversight and negotiation of environmental insurance claims and the review, analysis, and negotiation of the new environmental insurance policies. She has played a prominent role in negotiation and settlement of numerous insurance claims involving cost-recovery for investigative and remedial activities. She has also successfully negotiated numerous environmental insurance policies for use by clients, both in connection with the sale and redevelopment of contaminated properties and brownfields, and in connection with overall risk management programs.
Based on Ann’s career accomplishments, she was appointed as a Fellow in the American College of Real Estate Lawyers, whose members are widely regarded to be among the most accomplished in their field.
Ann is a Director and past President of ICREW (Industrial Commercial Real Estate Women of New Jersey). She is Chair of the national CREW Network Member Education Committee.
Ann is recognized by the Chambers USA Client Guide as a leader in her field, is named in Best Lawyers in America, and has also been named one of the top fifty women “Super Lawyers” in New Jersey.
Ann has written and lectured extensively on the use and negotiation of the new environmental insurance products, and on various aspects of environmental insurance claims issues. She is a longtime faculty member of the annual American Law Institute – American Bar Association (ALI-ABA) course, “The Impact of Environmental Law on Real Estate and Business Transactions: Brownfields and Beyond,” and the annual ALI-ABA course, “Environmental Insurance.” Each year, Ann publishes substantial papers in the materials for these national, advanced courses.
Ann also lectures at a biennial program on the “New Environmental Insurance Products” for the Association of the Bar of the City of New York. In addition, she has lectured at numerous programs for the New Jersey Institute for Continuing Legal Education,and special EPA Headquarters meetings on the new environmental insurance policies and has spoken at several of the annual Brownfields Conferences sponsored by EPA, and at the Annual Law Conference of the International Council of Shopping Centers.
Ann has written articles and book chapters dealing with environmental insurance issues, including “Managing Environmental Risks through Insurance,” 13th Annual Real Property Symposium (April 25-26, 2002), “The Emerging Role of Environmental Insurance in Commercial Real Estate Transactions: Issues and Answers,” The ACREL Papers (Fall 2002), and “Current Insurance Products for Insuring against Environmental Risks” (The Practical Real Estate Lawyer, September 1999). She is also the author of "Contractual Liability Insurance and Contract Insurance Requirements".
Ann is a Director and Past Chair of the Business Law Section of the New Jersey State Bar Association, and is active on the Environmental Insurance Committee of the State Bar Association’s Environmental Law Section. She is also a member of the New York State and American Bar Associations.
Ann graduated from the State University of New York at Oneonta in 1974 and from Fordham University School of Law in 1983.
Her interests include literature, music and snorkeling.
